How does a remote title deed transfer work?

You can safely acquire a plot of land or a home in another city without leaving where you are. Here is the process from start to finish.

What is a remote title deed transfer?

A remote title deed transfer means completing the transfer through a power of attorney issued at a notary, without the buyer travelling to the city where the property is located. The transfer still takes place at the official Land Registry Directorate; the only difference is that your representative handles the formalities on your behalf. The process step by step

Property selection and due diligence report

For the property you choose, we prepare a written due diligence report covering the title deed record, zoning status and area information, supported by photographs and video.

Power of attorney at a notary

A title deed power of attorney limited strictly to this transaction is drawn up at any notary in your own city. We prepare the wording in advance so you can take a ready document to the notary.

Fees and costs confirmed in writing

The title deed fee, revolving fund charge and any agency service fee are shared with you as a written, itemised breakdown. No surprise items appear later.

Land Registry appointment and transfer

An appointment is booked at the Land Registry Directorate, and payment is made by a secure method (blocked cheque or bank transfer) at the moment of transfer. We keep you informed in real time as the transaction completes.

Title deed delivered to your address

Your new title deed is couriered to your address, and a digital copy reaches you the same day.

Points to watch

  • Keep the power of attorney narrowIt should cover only the transfer of the specific property; avoid granting a general power of attorney.
  • Verify the title record on the day of the transactionImmediately before the transfer, the property should be checked once more for any attachment, mortgage or annotation — we carry out this check for you.
  • Pay at the same time as the transferThe purchase price should be paid as the transfer is being registered. We advise against making any payment beforehand other than the deposit.
  • Proceed on official documentationEvery stage is documented through Land Registry, notary and banking records.
